Taking smart building

Austria’s tallestbuilding is alsoamong its smartest. Equippedwitha full rangeof KONE solutions,DonauCityTower I

isdesigned for acompletely intuitivepeopleflowexperience.

At 220meters inheight, DonauCity Tower I (commonly

referred to asDCTower) is oneof the tallest buildings in

Europe, addingadistinctivehigh-techaccent to theVienna

skyline. It is the first in a pair of skyscrapers designedby

celebrated French architectDominique Perrault forDonau

City, anew citywithin a city taking shape inVienna’s 22

nd

district on the right bank of theDanube River.

Aheadof its class

This building is noordinarymultipurpose skyscraper: it can

read yourmind – or at least your access card. It knows

exactlywho is entering andwhere they areheaded. KONE

technologyplays a keypart in theday-to-day logistics by

guidingusers smoothly and efficiently to their destination.

DC Tower features a complete family of KONE People

Flow Intelligence solutions combiningaflexibleelevator

andescalator configurationwith integratedaccess control,

touchscreendestination control, equipmentmonitoring

and information communication. KONEworked closely

with the customer anda third-partyaccess control supplier

toensure thebuilding’s peopleflow requirementsweremet.

Smooth logistics

Responsibility for seamless people flowwas delegated to

KONE based on a trusted, long-termpartnershipwith

the developer. The ability to interface KONE elevators

with a third-party access control systemwas one of the

key reasons KONEwas selected for this challengingproject.

In thismixed-use building, the integrated technology

must help tenants and visitorsmovearoundquicklyand

comfortablywhile simultaneously providing improved

security and access control.

KONE’sPeopleFlow Intelligence solutions address these

demands.

“Thehotel occupies thefirst 15floors,withoffices on

themiddlefloors, lofts onfloors 53 to56, a restaurant

on57anda skybar on58, sowe carriedout adetailed

traffic analysis todevelop a flexible configuration for

the smoothest, fastest transit,” explainsHofmann. “The

elevators also scored toppoints inKONE’s ride comfort

tests, listing them as someof thebest inAustria.”

Environmental generation

DCTower combines visual innovationwithworld-

class green functionality. It is the first Austrianoffice

tower complyingwith the EuropeanCommission’s

new energy and sustainability requirements for green

buildings and is aiming for LEED Platinum certification.

“KONEconductedan in-depthanalysisof potential energy

savings. All elevators are equippedwith regenerative

drives that recaptureelevatorbrakingenergyand feed

itback to the supplynetwork. Additional energy savings

areachievedwithLED lightingandoptimizeddestination

guidance,” saysHofmann.

adds, “At the end of the day, using energy sensibly

not only cuts down on operating costs, but above all,

also saves on available resources, thus complyingwith

the ‘greenbuilding’ philosophy.”

To complement thebuilding’s sleek architecture,

select elevators feature customizedglass and steel cars

while specially tailored ceilings add to the aesthetic

of thehotel elevators. In themain lobbies, custom

touchscreendestinationoperatingpanels helpusers

move smoothly andquickly to their next location.

Inside the cars, KONE InfoScreens serve as aplatform

for bothdestinationguidance andmultimedia content.
